Surging Demand for London Retail and Leisure Spaces: A New Era of Growth

Published by Colliers on 3rd March 2026

In the evolving economic landscape of London, the retail and leisure sectors are witnessing a remarkable resurgence, driven in large part by new entrants vying for prime locations. According to recent findings from Colliers’ Central London Demand Tracker, January 2026 marked a significant upturn in demand for retail and leisure spaces, with enquiries from newcomers soaring by an astounding 108% year-on-year, climbing from 12 in January 2025 to 25 in the same month this year.

The overall market activity also reflected this trend with total requirements for retail space in central London reaching 136 in January 2026, up from 127 in January 2025. This steady uptick in interest signals a renewed confidence among businesses navigating the marketplace in the wake of previous economic challenges.

Demand within specific segments of the retail and leisure industries showcased a diverse array of interests:

Food & Beverage: 57 requirements
Leisure Operators: 27 requirements
Fashion & Accessories: 13 requirements

These figures not only highlight the robust appetite for varied offerings but also suggest a strategic pivot by many businesses towards sectors that have shown resilience against market volatility.

Interestingly, the report notes that London continues to attract international interest, contributing to its status as a global retail hub. Notably, firms from the United States (6), the United Arab Emirates (5), and South Korea (4) have emerged as the most active foreign players in the London market. The entry of South Korean brands into the marketplace marks a particularly noteworthy development. As stated by Sara Simpson, co-head of London Retail at Colliers’ One London, “January was the first month we have seen South Korea enter our top origin list. This reflects the recent surge in K-beauty brands taking space in London, with PURESEOUL and Moida continuing their expansions and Skin Cupid opening its new flagship in Soho.”

This upsurge can be attributed to a broader trend of LA and international brands gravitating toward London’s vibrant retail scene, recognizing it as a crucial platform for brand visibility and engagement with a global audience.

The momentum witnessed in January follows an exceptionally busy year in 2025, a period that recorded a full-year increase of 37.9% in total requirements compared to 2024, with numbers rising from 898 to 1,238. The surge in demand was especially pronounced among leisure operators and fashion brands, reflecting an industry-wide rebound where leisure operators saw a leap of 60.1% and fashion & accessories brands experienced an increase of 53.6%.

Sara Simpson remarked, “At the end of last year, the number of enquiries and requirements we were receiving was noticeably higher than in previous years. There is a real appetite for space in London with low supply in prime locations and plenty of competitive tension for the best space.”

This scarcity of available retail space poses challenges for emerging brands, yet it also signifies an opportunity for established players to reinforce their market positions or explore expansion into prime locations. The evolving dynamics of the retail and leisure sectors are not merely anecdotal; they reflect an underlying shift as businesses, buoyed by consumer interest and economic recovery, navigate the complexities of a post-pandemic marketplace.

From a broader perspective, this revitalization of London’s retail landscape may have wider implications for the UK economy as a whole. Increased demand for retail and leisure spaces often translates into job creation, an uptick in tourism, and further economic growth. Moreover, the vibrancy of London’s retail scene contributes to its cultural richness, making it an attractive destination for both tourists and residents.

As businesses continue to adapt and innovate within this rapidly changing environment, the outlook for London’s retail and leisure sectors appears increasingly optimistic. For stakeholders, investors, and consumers alike, the ripple effects of this resurgence will be keenly observed, as the capital reasserts its position as a global epicenter of commerce, culture, and creativity.
